This is a concept which has aimed to set a new benchmark in integrated mixed-use developments. Standing out among many innovative elements is a heat exchange system that will utilise waste heat from the air-conditioning unit to provide hot water needs. A 500-kilolitre rain tank will service toilet flushing, clothes washing and irrigation, reducing the demand for potable water by six million litres a year. Native plants suited to prevailing conditions will be used in the garden and 90 per cent of materials from the previous demolition have already been reused or recycled.
