Chinese plasterboard – beware! (Nat)
There is information coming out of America that plasterboard* imported from China is creating problems in relation to corrosion of metal components that it comes into contact and potential health and safety issues.
Reports of foul smelling, noxious sulphur dioxide fumes resulting in corrosion damage to all metal parts of the house including electrical systems, copper piping, HVAC and other metal fixtures are creating major issues for builders, it is also being reported that claims by home owners may not be covered under a general liability insurance policy of the builder.
Some experts claim that the plasterboard can be sealed, but this approach is questionable and unlikely to be accepted by homeowners; it may be more likely that the total removal and replacement of all plasterboard linings and electrical systems, as well as other building materials that may have been contaminated by the fumes will be required.
It is also being reported that the fumes from the plasterboard are damaging household contents and may also lead to bodily injury claims due to adverse health consequences to occupants from exposure.
Members should be cautious around using products that they are not familiar with and should ask for a Materials Safety Data Sheet from the manufacturer or supplier to determine if the product you are using is hazardous or may create issues for installers and homeowners down the track.
The relevant Australian Standard in relation to gypsum plasterboard is AS/NZS 2588 Gypsum plasterboard.
This Standard specifies requirements for gypsum plasterboard intended for use in buildings as a lining material for walls, ceilings and partitions and providing a surface suitable for receiving decorative treatments.
The Standard requires thateach sheet of gypsum plasterboard is clearly marked with the manufacturer’s name or trademark so it should be apparent who the manufacture is and where to go to obtain information on the product.
To date HIA has not received any reports of problems with plasterboard linings in Australia though it would be prudent to avoid products that are not branded or where the manufacturer is undeterminable.
*Note: Plasterboard is the common term in Australia for drywall. Plasterboard / Drywall is a common method of constructing interior walls and ceilings using panels made of gypsum plaster pressed between two thick sheets of paper, then kiln dried.
