In Melbourne’s historic Grace Park Estate, a home rich in Victorian heritage was in need of a transformation – one that would celebrate its history while embracing modern family life. The challenge was clear: seamlessly integrate contemporary design and function without compromising the character of the original 1897 residence.

For HIA member Fortem Projects, a builder renowned for its expertise in heritage renovations, this project was an opportunity to showcase the power of craftsmanship, innovation and respect for architectural history. The result was Quamby – a home that now stands as a benchmark for heritage restorations.

Striking the balance: Old meets new

Quamby’s homeowners had a vision: retain the timeless elegance of their solid brick Victorian home while introducing more light, space, and functionality for their family. Working closely with Bryant Alsop Architects, Fortem’s team executed a transformation that honoured the original architecture while enhancing its livability for a modern household.

A major component of the renovation was the heritage-sensitive first-floor extension, carefully designed to house three bedrooms with ensuites and a rumpus room. The external aesthetic remained true to its Victorian roots, with the original brickwork, chimneys and facade meticulously preserved.

Internally, the design focused on reimagining spatial flow, ensuring that new additions complemented the home’s historical character. An open-plan living area was created, connecting seamlessly to the outdoor entertaining space – an essential feature for contemporary family living.

The addition of custom-designed skylights and large format glass doors helped introduce natural light into previously dark areas, transforming the internal atmosphere without compromising the external structure.

Navigating heritage challenges with innovation

Undertaking a heritage renovation of this scale meant navigating strict heritage restrictions, structural complexities, and material limitations. Fortem’s hands-on approach and meticulous attention to detail ensured the project not only met council regulations but also set a new standard for heritage-sensitive renovations.

One of the most technically challenging aspects was the addition of a second storey. To maintain the home’s structural integrity, specialist engineering techniques were employed. Structural steel was carefully manoeuvred into the existing roof cavity using precision lifting equipment, ensuring minimal impact on the original framework while providing the necessary support for the new upper level.

Additional heritage-sensitive solutions included:

  • preserving the original chimneys while integrating modern airflow solutions
  • hand-restoring original marble fireplaces and repositioning them within the new layout
  • replicating period detailing with custom-crafted ceiling roses, cornices and architraves to ensure authenticity
  • enhancing thermal efficiency with Low-E coated glass in new and existing windows and doors, preserving the period aesthetic while improving insulation.
The high level of finish and craftsmanship, attention to detail in both the restoration and alteration of this heritage home, and in the new addition, is to be commended and is a testament to their team.

Heritage meets sustainability

In addition to respecting the home’s historical elements, Fortem Projects incorporated modern sustainability principles into the renovation.

Victorian-era homes, while known for their sturdy brickwork and craftsmanship, often lack energy efficiency due to outdated materials and building techniques. Quamby’s renovation addressed this by implementing:

  • high-performance insulation in both the original structure and new extension
  • passive heating and cooling principles, including cross-ventilation strategies to reduce reliance on artificial climate control
  • sustainably sourced timber, carefully selected for structural elements and bespoke finishes.

By applying these solutions, Fortem Projects ensured that Quamby would not only stand the test of time but also offer greater energy efficiency for its occupants.

Award-winning craftsmanship

The success of Quamby’s renovation was officially recognised at the 2024 HIA Victorian Housing Awards, where Fortem Projects was honoured with:

Receiving such accolades is a testament to the level of expertise required to execute a heritage transformation of this scale.
