HIA Executive Director Northern Territory, Luis Espinoza, said the Territory had emerged as one of Australia's strongest housing markets at a time when activity was easing in many other jurisdictions.
"The Northern Territory is showing that a strong economy, major investment and housing-friendly policies can support both confidence and activity in the residential building sector," Mr Espinoza said.
"Darwin and Palmerston have recorded some of the strongest housing market growth in the nation over the past year, while recent building approvals data also points to a healthy pipeline of future housing construction."
Latest data shows detached housing approvals in the Northern Territory increased by 14.4 per cent over the 2025-26 financial year, while multi-unit approvals rose by 39.4 per cent.
"Those approval figures are particularly encouraging because they show more homes are entering the pipeline at a time when additional supply is critically needed," he said.
"The Territory continues to attract investment because housing remains comparatively affordable, rental returns are strong and the economic outlook remains positive."
Mr Espinoza said a significant pipeline of defence, infrastructure, energy and resources investment was helping drive demand for housing across the Territory.
"Major projects underway across defence, infrastructure and the resources sector are generating employment, attracting workers and supporting demand for housing."
"The strong performance of growth areas such as Palmerston also demonstrates the importance of ensuring new land and housing opportunities are available where Territorians want to live."
Mr Espinoza said the Northern Territory Government should be recognised for maintaining a focus on policies that support housing supply and home ownership.
"The extension of the HomeGrown Territory and FreshStart grants in the recent Budget provides certainty for aspiring homeowners and supports continued investment in new housing."
"Measures that improve housing supply, invest in enabling infrastructure and support development are essential if we are to keep pace with future demand."
While recent market results were encouraging, Mr Espinoza said maintaining a long-term focus on increasing housing supply remained critical.
"Strong housing market conditions are positive for confidence, but they also reinforce the need to deliver more homes."
"The best way to support affordability over the long term is to ensure there is a steady pipeline of land, housing and construction activity across the Territory."
