Sarah Waller Building won the highest residential building award bestowed each year, being named the 2025 HIA-CSR Australian Home of the Year. Set across subtle cascading levels on a sprawling acreage, the contemporary pavilion-style home blends bold architectural design and functional living.
Its striking aesthetic is defined by raw off-form concrete and black timber cladding, creating a dramatic yet refined façade. Inside, a sophisticated monochromatic palette enhances the transitions between each distinct zone.
Designed for multi-generational living, the home incorporates a fully self-contained studio, multiple alfresco areas, and expansive windows that frame breathtaking views of the natural surroundings. Every element has been thoughtfully considered, resulting in a home that is both luxurious and liveable.
The home also won HIA Australian Custom Built Home, partnered by Stegbar.
Mactech Constructions won HIA Australian Apartment of the Year for a stunning villa showcasing luxury coastal living. A striking cantilevered pool floats above, capturing uninterrupted ocean views. With elevated gardens, smart automation and flawless execution, this home embodies modern innovation. This category is partnered by Bondor.
Aria Property Group won HIA Australian Apartment Complex. Featuring 188 luxury residences, the apartment complex is a visionary blend of architecture and nature, drawing inspiration from the surrounding Moreton Bay fig trees. Standing 124 metres tall, it is the highest building outside Brisbane's CBD, crowned with Australia's largest timber rooftop pergola and Queensland's first 5-Star Greenstar As Built certification — it's an iconic addition to the city skyline. This category is partnered by Daikin Australia.
Ultra Living Homes won HIA Australian Display Home for a Mediterranean-inspired display home that makes a lasting impression before you even step inside. A striking curved façade, soaring double-height arched windows, and elegant soft-rendered finish with a warm, textured, neutral palette creates a sophisticated sanctuary. This category is partnered by Clipsal by Schneider Electric.
Sam Spencer won HIA Jim Brookes Australian Apprentice; acknowledging his commitment to the building industry. Transitioning into construction as a mature-age apprentice, Sam brings professionalism and a strong work ethic to his role at Mamet Homes. From day one, he has showed initiative, arriving early, investing in tools and pursuing continuous learning beyond the job site. Completing his apprenticeship ahead of schedule, Sam is now a skilled carpenter and respected role model in the industry. This category is partnered by Stratco.
HIA Managing Director Jocelyn Martin congratulated the 2025 HIA-CSR Australian Housing Awards winners and praised their remarkable achievements.
“Each year thousands of projects are entered into our Awards program. To be short-listed as an Australian finalist is a huge achievement, but to be one of the 23 winners means you’re at the pinnacle of residential building.
"HIA Awards are our way of recognising the exceptional talent within our membership. We’re talking about members who not only build extraordinary homes, kitchens, and bathrooms but also run incredibly successful businesses. The winning projects redefine what's possible in terms of design and innovation, setting new standards for the industry."
Ms Martin also acknowledged the apprentices who are constantly striving to better themselves in their chosen fields. “The judges always have to make a tough decision from a strong field of finalists, and this year was no exception.
"Congratulations to all the winners for their outstanding contributions to the industry," Ms Martin concluded.
The HIA-CSR Australian Housing Awards are the ultimate platform to showcase the talents of the nation’s top builders and designers. Winners are selected from state-based finalists, with awards in 23 separate categories. The Awards are partnered by leading building products company CSR

New rules add thousands to the cost of a new home as Tasmania falls years behind on housing
From today, every new home built in Tasmania must meet the full Livable Housing Design requirements. The Housing Industry Association says this adds thousands of dollars to the cost of building a home, at a time when Tasmanians can least afford it.

Changes to Western Australia's requirements for managing the risks of falls will commence on 1 October 2026, introducing new expectations for builders, contractors and workers undertaking tasks where there is a risk of falling.
Livable Housing Design: final stage now in force
As of today, 1 October 2026, all new building work in Tasmania, unless exempt, must comply with all requirements of Part H8 Livable Housing Design of NCC Volume Two.
ACT housing approvals slump puts 2030 target under pressure
“The ACT’s housing supply pipeline is weakening, with building approvals in the three months to August halving compared with a year earlier,” said HIA Executive Director ACT and Southern NSW, Geordan Murray.
