Winners were announced at the 2025 HIA TRUECORE® steel Perth Housing Awards in front of a capacity audience of leading builders, designers, manufacturers and suppliers.
Drawing on Tuscan influences, the design of the luxurious winning home features simple rooflines, arched colonnades and natural materials, expressed through a contemporary layout that opens to sweeping views of Freshwater Bay. The home’s calm and understated appearance belies its technical complexity. Months of fine work by plasterers, tilers and cabinet makers produced seamless finishes in lime-wash plaster, aged timber, marble and stone.
Many walls are finished in raw plaster, complemented by solid timber door frames, wide architraves and skirtings. Recycled double doors from a Tuscan farmhouse add authenticity to the colonnade and wine cellar, while modern touches—such as double glazing and concealed solar panels—deliver comfort and efficiency without disrupting the home’s character.
Four-metre-high steel-framed bifold doors open the main living areas to the terrace, pool and cabana, creating strong visual and physical links to the river. The same outlook is enjoyed from the upper-level study and master suite, where timber-lined vaulted ceilings continue the villa aesthetic. The lower level includes a four-car garage with turntable, a gym and a wine cellar with aged timber floors, all connected by a glass lift detailed to display its inner workings.
The three-level home was delivered with exceptional precision, overcoming significant site constraints through meticulous planning, craftsmanship, and construction accuracy.
The judges commended the project’s “exceptional execution in design, detailing and construction,” noting that “the simplicity of its Tuscan styling disguises the high level of skill required to achieve such a flawless result.”
HIA WA Executive Director Michael McGowan said the home exemplifies the best of Western Australian craftsmanship.
“This project demonstrates how thoughtful design, skilled trades and disciplined construction can come together to create a home of enduring quality. Every detail—from the plastered walls to the concealed technology—has been handled with care and precision, resulting in a home that feels effortless but is built on extraordinary workmanship,” Mr McGowan said.
Averna Homes won the Golden Key Award for HIA Perth Display Home of the Year with their luxurious Villa Scala home in South Perth. The five-bedroom home blends elegance and practicality, featuring a Guggenheim-inspired spiral staircase, open-plan living flowing to a double-volume alfresco and infinity-edge pool, plus a skylit master suite, ground-floor guest room, scullery, and ample storage, with every element displaying refined design and detail.
Innovation in technology, materials and building methodology featured heavily among the winning homes. The HIA Peter Overman Award for Innovation in Housing went to Weststyle for a striking Coolbinia residence that celebrates form, materiality and technology. Curved walls constructed from seven types of custom-mapped bricks set the tone for an architecturally daring home where craftsmanship meets advanced performance. Inside, bespoke plaster mouldings, curved steel glazing, and integrated smart systems showcase a commitment to both artistry and innovation. The fully electric, solar-powered home features Switchglass privacy windows, a 13.3 kW solar array, and Control4 automation—delivering efficiency, comfort and cutting-edge living.
Nulook Homes and Solar Dwellings received HIA Perth Lightweight Housing of the Year for a Clarkson home that exemplifies the strength of collaboration. The home’s open, airy spaces, bespoke joinery and refined palette create a sense of calm and connection, while sustainable principles such as passive solar orientation and energy-efficient systems enhance its environmental performance, factors that also resulted in it winning HIA Perth GreenSmart Sustainable Home of the Year along with HIA Perth Liveable Home of the Year.
Pique continue to redefine modular housing picking up HIA Perth Modular and Prefabricated Housing of the Year for a Gidgegannup home that redefines off-grid living. Elevated 1.6 metres above natural bushland, the home embraces both resilience and harmony with nature. Prefabricated construction enabled precision craftsmanship, integrating generous storage and self-sufficient systems for power and water. The result is a home that feels expansive, sustainable and perfectly attuned to its surroundings.
The Rural Building Co. took out HIA Perth Project Home of the Year for an Oldbury residence that captures the relaxed spirit of country living. Bush pole supports paired with corrugated steel and custom cladding create a distinctly Australian feel. Inside, vaulted ceilings and gabled windows flood the central living area with light, while stonework and exposed timber trusses deliver intimacy and comfort in a home finished to the highest level of quality.
Humphrey Homes was awarded HIA Perth Renovation / Addition Project of the Year for an exceptional transformation of a 1915 heritage-listed bungalow in Peppermint Grove. The redesign preserves period details such as pressed tin ceilings, timber bay windows and fireplaces, while introducing a dramatic W-shaped extension that floods the interior with natural light. Meticulous design and planning have delivered a sophisticated and accessible home that honours the past while embracing the future.
Multi residential and infill housing play an important part of Perth’s housing growth, and in this segment Sanus Build was awarded HIA Perth Small Lot Housing of the Year for a meticulously detailed North Perth residence that maximises every square metre. Elevated decks, concealed sliding systems, and integrated cabinetry contribute to an elegant yet highly functional home that delivers a sense of space well beyond its compact footprint.
In Cottesloe, Adrian Zorzi was recognised with both HIA Perth Apartment of the Year and HIA Perth Apartment Complex of the Year for an exclusive four-home development that exemplifies coastal luxury. Each home features expansive terraces, bespoke finishes and private cellar access, combining contemporary form with timeless elegance and a seamless connection to the Indian Ocean.
VM Building’s twin-townhouse development in Mount Pleasant earned HIA Perth Townhouse Development of the Year for its premium design and attention to detail. Each home integrates natural light, passive solar design, and refined materiality to deliver modern, efficient and beautifully resolved living spaces.
The awards featured strong competition across every category showcasing the value, innovation and quality being delivered at all price points. Plunkett Homes was awarded HIA Perth Project Home up to $650,000 for its Rivervale residence, demonstrating how clever design and craftsmanship can make luxury attainable.
Perch Homes received HIA Perth Lightweight Housing up to $500,000 for a home in Maida Vale, while Kyros Homes took out the HIA Perth Lightweight Housing $500,000 – $700,000 category for a project in Mundaring, both delivering outstanding value without compromise on style or performance.
In the Custom Built Home categories, Trio Homes was recognised for a home under $400,000 in Morley and Premier One Constructions for the $400,000 – $500,000 range in Willagee, each showcasing efficient, well-considered design on a modest budget. New Gen Homes impressed in the HIA Perth Display Home up to $500,000 category for its Darch display, demonstrating the high standard of affordable family housing available in the Perth market.
Rounding out this year’s honours, the HIA Perth Work Health and Safety Award went to Scott Park Group for its ongoing leadership in promoting a culture of care and wellbeing across its workforce and trade network. Through staff engagement, mental health initiatives and a robust online WHS management system, the company continues to demonstrate that safety and wellbeing are fundamental to building excellence.
The HIA Perth Excellence in Service Awards recognised A1 Living as the leading small builder, Nulook Homes in the medium category, and Blueprint Homes as the large builder winner. Each demonstrated exceptional customer focus, consistency and quality across their operations.
Mr McGowan said this year’s awards once again showcased the innovation, creativity and dedication of Western Australia’s residential building professionals.
“The quality of entries continues to rise each year, reflecting the talent, resilience and passion of our industry. From bespoke architectural homes to sustainable designs and modular innovation, the diversity of projects on display this year demonstrates the remarkable capability of our builders to deliver outstanding homes for every lifestyle,” he said.
HIA provided comments on the revised methodology for the Australian Apprenticeship Priority List. The Australian Apprenticeship Priority List (AAPL) is an important tool to enable government and industry to focus and prioritise those industries most in need of assistance.
