Tasmania’s Zanetto Builders were the standout, winning 2026 HIA Australian GreenSmart Home, partnered by Clipsal by Schneider Electric, for Bluebush Passivhaus, a Passive House Classic-certified home overlooking Bruny Island.
At 287sqm, this house is built for Tasmania’s cool climate, with super-insulated timber-framed walls, an R11 roof assembly and an airtightness result of 0.5 ACH@50Pa, one of the tightest results ever recorded for a Tasmanian home. Triple-glazed European windows, heat recovery ventilation and full electrification round out a build that also picked up rooftop solar, heat-pump hot water and rainwater harvesting. The same project also won HIA Australian GreenSmart Custom Built Home, partnered by Bondor.
Zanetto Builders backed that up with a second win, HIA Australian GreenSmart Multi Dwelling Development, partnered by Toyota for Business, for two all-electric coastal homes drawing on the design of Tasmania’s traditional east coast shacks.
Davies Design & Construction rounded out Tasmania’s haul, winning HIA Australian GreenSmart Energy Efficiency, partnered by Clipsal by Schneider Electric, for one of the state’s few Certified Passive House Plus homes, a rural build hiding a high-performance envelope, triple glazing, heat recovery ventilation and solar.
Benjamin Price, HIA Executive Director Tasmania, said the result was proof Tasmania belongs at the top of the national conversation on building excellence.
“Four national titles from three Tasmanian projects tells you everything about the quality of Tasmania’s builders. Our builders aren’t just competing with the mainland, they’re setting the standard.
“Tasmania is a small market, but results like this show what our industry is capable of when it’s given the chance to show its work on a national stage.
“This is a credit to Zanetto Builders and Davies Design & Construction, and to everyone in the Tasmanian building industry who’s raising the bar year on year.”
HIA Managing Director Jocelyn Martin said the HIA Australian GreenSmart Awards set the benchmark for environmental design excellence, industry innovation and sustainable building practices.

“Our commitment to sustainable building outcomes and leading housing innovation has not altered for more than 25 years since the HIA GreenSmart program was introduced. Our members demonstrate that quality building and design, comfort, and on-going value for money can co-exist in a sustainable built environment.
“HIA GreenSmart Awards highlight our members who excel at delivering year-round comfortable homes into the market.
“Each winner and finalist is congratulated for achieving success at a national level,” concluded Ms Martin.
Presented as part of the HIA Future Homes Forum, the HIA Australian GreenSmart Awards brought together builders, designers, manufacturers, suppliers and sustainability leaders from across Australia to celebrate excellence and explore the latest innovations shaping the future of residential construction.
