Tasmania has reinstated NCC 2022, replacing NCC 2025

NCC 2022 has been reinstated in Tasmania in place of NCC 2025 after legislative changes moved the adoption date of the new National Construction Code to May 2027.

What has changed

The Tasmanian Parliament recently passed the Building Amendment Bill 2026 to defer the NCC 2025 changes. Now that the Bill has received Royal Assent, NCC 2022 continues to apply in Tasmania.

What this means for members

The change allows industry and our members more time to become familiar with the NCC 2025 changes that will be adopted in Tasmania from 1 May 2027. Projects should continue to comply under current requirements until then.

Although NCC 2025 has been delayed until 1 May 2027, members are encouraged to visit HIA’s  NCC 2025 hub to familiarise themselves with NCC 2025 and the current Tasmanian variations that mean several provisions don’t apply in the state. Get practical, up-to-date guidance on these and related changes.

Tasmanian variations

The current NCC 2022 variations to BCA Volume Two and the Housing Provisions (including residential energy efficiency) will be maintained in Tasmania with the introduction of NCC 2025 in May 2027 through updated variations, including:

Volume Two (BCA):

For condensation management, compliance with Part 10.8 of the ABCB Housing Provisions 2022 satisfies Performance Requirement H4P7. 

Housing Provisions:

Part 10.8 is replaced with Part 10.8 of the ABCB Housing Provisions 2022. Section 13.1–13.7 is replaced with BCA 2019 Part 3.12.

Volume One (NCC):

Tasmania will carry forward the NCC 2022 variations and add new variations that mean the all-gender sanitary facilities changes and commercial energy efficiency changes do not apply. These include:

Clause F4D4 is replaced with clause F4D4 of BCA 2022 Volume One Amendment 2.
