Latest HIA research into balconies

HIA in conjunction with Swinburne University of Technology (SUT) has recently embarked on a research project into balcony design and construction with the aim to identify the causes of water leakage through concrete balconies with particular focus on Class 2 (apartment) buildings.

This research was supported by the Victorian Building Authority through a research grant. The collaborative research report comprehensively examined five key issues that can cause water ingress in concrete balconies. The aim was to identify opportunities for improved design and construction outcomes given potential for issues to occur with balconies from water ingress. This included:

  • design, detailing, coordination and planning
  • roles and accountabilities
  • construction systems, practices and materials
  • post-construction repair and maintenance
  • guidance, education and training.

Across these five issues, sixteen recommendations have been identified to minimise the potential for water ingress issues in concrete balconies of apartment buildings.

This research sought to more clearly define and investigate the reasons for why and how water leakage and water damage in apartment buildings occur and identify effective and practical solutions.
 

This research highlights opportunities for improvement to:

  • concrete balcony design and construction practices
  • the National Construction Code (NCC) and/or relevant Australian Standards
  • the assessment of risk associated with balcony type and use
  • the consideration of a holistic approach to balcony construction.
