This time of year is always hectic, many of us are working with customers to have them in their new home before Christmas. For others, it’s getting a million things done inside a rapidly declining time frame.
When you reflect back on the year, we have had plenty to manage. Such as the implementation of NCC 2022 and the ban on engineered stone, while facing the challenges of a cost of living crisis. Luckily, we love what we do.
We have also seen some positives news too. I must commend the Malinauskas Government for their decision to ensure there won’t be any further changes to the National Construction Code for the next 10 years. This is a welcome break for our industry. I would also like to acknowledge the work of our team at HIA lead by Stephen Knight for steadfastly arguing for our industry, especially on the NCC.
The State’s Housing Road Map recognises that there have been decades of under investment in critical water and sewer infrastructure. The government has a monumental task of getting infrastructure investment back on track, if they are to achieve their lofty goals of unlocking 40,000 new housing lots in the next four years.
More broadly in the industry, we have seen the Adelaide housing market, for the first time on record, outperform Melbourne by surpassing the median dwelling value. Many would never have expected that. And just last month a report by CBRE highlighted the fact that there will be between $35 billion and $40 billion of warehouses, apartments, offices, houses, shops and hotels needed around Port Adelaide and south-west Perth to support the AUKUS submarine project. The state of South Australia and Adelaide in particular has promising future in the years to come and no doubt some challenges to manage as well.
But for now, let’s enjoy the coming Christmas Holidays with family and friends, take a well earned break and come back fresh for 2025.
I personally would like to thank the REC and our other HIA committees and all the HIA staff for all their efforts during the year.
Be safe and Merry Christmas
