HIA successfully gained a reprieve for those with existing contracts, but the additional build costs remain between $20k and $40k for new contracts. This comes at a time when building input costs increased 20 per cent, as did land prices.
It also does little for housing affordability or reaching the state housing accord targets of delivering 376,000 new dwellings over five years from July 2024. That’s 75,200 new dwellings per year, and we are forecasting around 51,000 starts for 2023 and close to 53,000 in 2024 - a far cry from what’s needed.
Only once this decade (in 2016) has NSW built at the required rate, which was on the back of significant foreign investment – something that is currently lacking. The positive for our industry from the national and state housing targets is that we no longer argue about whether housing supply is the issue - we know it is. We have a growing deficit of homes for our population across all housing types, and it must be addressed urgently.
On a more cheerful note, we celebrated the 53rd anniversary of the NSW HIA-CSR Housing Awards in October. Everyone attending had a fantastic night. Congratulations to all our winners and finalists, especially Chateau Architects + Builders, who took out the coveted NSW Home of the Year Award and will go on to represent NSW in the national awards next year. A special shout out to the NSW Roger Pysden Apprentice of the Year award recipient Sarah Starbuck from Wright Building & Carpentry.
As the festive season approaches, I would like to thank the dedicated staff from the HIA NSW team for all their efforts and hard work during another challenging year. They remain dedicated to servicing all our members and representing our industry’s voice on many fronts.
Let me take this opportunity to encourage members to become involved in the association by volunteering to represent their peers and industry on one of the NSW committees. Being involved in service committees is a very rewarding experience.
It is also an opportunity to help shape the future of our industry. To the dedicated members who currently volunteer their time to serve on the various HIA NSW Service Committees, I thank you all and look forward to your continuing valuable contributions to HIA and our industry in 2024.
