Last week, over 200 members joined us for the HIA Minister’s Luncheon to mark the release of the NSW Housing Pattern Book for Low Rise Housing, a development that could quietly but significantly transform how homes are delivered across the state.
The Hon. Paul Scully MP, Minister for Planning and Public Spaces, joined by NSW Government Architect Abbie Galvin and NSW Building Commissioner James Sherrard, introduced this new approach to planning and approvals, which was met with strong support from the industry in the room.
What sets this Pattern Book apart? It is not just about design. It is the planning controls, appropriate lot sizes, sensible parking requirements, subdivision capability and a wider range of low-rise housing types. All of this is supported by a streamlined complying development approval pathway.
This is a bold and welcome step forward that builds on the government’s broader planning reform agenda, including the Housing Delivery Authority, Transport Oriented Developments, Low- and Mid-Rise Housing Policy, and the pre-sales finance guarantee. Of course, more work is needed. Streamlining stormwater and driveway approvals is one example, but this is progress.
