WA leads the way with elevated detached home building starts, closely followed by SA. This is good news for SA builders with many suggesting that they have healthy order books ahead of them.
All sectors of residential construction appear to be in good shape for the future, though it is not all plain sailing. Constraints in land, ready to build on, is holding back some new home construction work, with contracts being signed well ahead of when land is titled. Containing prices is still a challenge with labour and materials still experiencing high demand.
It is encouraging that SA is the only state where the average price of a house and land package costs less than the average price of an established home. This is great news for those contemplating whether to buy an established home or build a new one. Along with the cost difference, there are potential additional savings in not having to pay stamp duty on the build where applicable.
The next state election is scheduled for no later than March 2026. Now is the time to be turning our minds to what policy imperatives the HIA, on behalf of the residential construction sector, will take to the government and opposition parties in the lead up to the election.
In 2022 our key imperatives focussed on, ensuring a stable and sustainable economy to support housing, create a long term plan for housing, secure supply chains and investment in construction materials manufacturing, and reduce the cost of regulations and taxes.

The Tasmanian Government has confirmed it will not adopt the revised National Construction Code (NCC) 2025, following the Building Ministers’ Meeting held on Wednesday.

Commonwealth, State and Territory Building Ministers at the Building Ministers’ Meeting met yesterday to decide on the content and timing of the National Construction Code (NCC) 2025.
“The Housing Industry Association (HIA) welcomes commitments made today by Commonwealth, State and Territory Building Ministers in providing decisive action to pause non-essential building code changes and to reset how the NCC is developed and implemented going forward,” said HIA Managing Director Jocelyn Martin.
