I was recently fortunate to be nominated as President of the ACT & Southern NSW region. I am keen to best represent members in the current environment where new challenges arise regularly. My time in the industry has provided perspective, and though it can at times feel that our back is against the wall, adopting new rules and regulations and improved business requirements will improve the industry.
Be it interest rates, material rates or trade rates, the cumulative effect of ever-increasing costs (and diminishing margins) are only compounded by continued supply chain constraints, labour shortages and the forecast of a wet winter. Sound business principles are imperative to success (and survival).
Cashflow and workflow management are key, as is margin control, to ensure a financial buffer against delayed payments and progress claims. Furthermore, contract management is equally critical to protect profit – none of us need to build for practice! Finally, open and early communication with clients about changes in scope, cost and timeframes are necessary to manage expectations and protect your brand from negative feedback. Those that can balance all the latter will be well placed to protect their business, secure growth options, and capitalise on opportunities to gain market share. Resilience, patience, and professional advice will save the day.
The implementation of the National Construction Code 2022, energy efficiency and accessibility requirements only add to the challenges above. The industry still awaits governments across the country to confirm the finer details, yet we can be assured that these new requirements are on their way and here to stay.
HIA and its many advisory committees have worked tirelessly with regulators and consultants to determine and decipher the details, specifications, and impacts of these new ‘rules of the game’. A wealth of knowledge has been accumulated and is now available to members to ensure understanding and easy application of what will be necessary to build houses for the future. This year is already off and running – it feels like it’s getting away from us. As valued members of an industry that collectively carries the weight of the economy, it is important that we support each other and not be afraid to ask for help.
